What it will be
The eight prescribed estate agency agreement forms, for sale, purchase and leasing work, exclusive and non-exclusive, will be drawn up inside the dashboard the same way the letter of intent is.
The difference from a downloaded PDF will be that the rules travel with the form: the prescribed clauses locked, only the blanks and choices editable, and no way to finalise an agreement with an essential field still empty.
You will not need to know form numbers. You answer who you are acting for and whether the appointment is exclusive, and we bring up the right form.
Why we are building it
Under section 44 of the Estate Agents Act, an agent can only sue a client on the engagement, commission included, if a prescribed estate agency agreement was entered into and properly executed. Not using it is not an offence, but it can quietly cost you the ability to enforce your own fee.
The forms are free to download today, so access is not the problem. The problem is that a downloaded PDF does not know the practice rules: what may be varied, what must be initialled, what happens to additional terms that overflow the page.
We would rather build the ten percent that is hard and useful than the ninety percent that is already free.

The use case

A landlord agrees to appoint you exclusively. Before you do any work, you need the right prescribed form, filled in correctly and signed. You answer two questions about the appointment, the form appears with your particulars already on it, you complete the blanks with the landlord, and the tool refuses to finalise until the commission, the property and the dates are all present.

What has to be true first
- The forms are prescribed under the Estate Agents Regulations. We will reproduce them faithfully from the legislation, with the required attribution, and we will not alter a word of the prescribed terms.
- They apply to residential work only. Commercial and industrial property, property outside Singapore, collective sales and developer sales have no prescribed form, and we will say so rather than imply coverage we do not have.
- A revision watch has to be in place before this ships, so a gazetted change to the forms cannot leave you filling in a stale version.
- It is going through a legal review before it goes live to agents.
